10 Things a Property Investor needs to be aware of

  1. Must always check the history of the property you are buying (you can do this on Zoopla).
  2. Check comparable that you are not paying over the market value. In fact, you must really be looking for below the market value to create long term wealth.
  3. Look out for damp roofing, cracks in the walls, broken roof, guttering leakage, boilers, windows and other bits working at the property as anything not working or broken costs you more when you take over.
  4. Always check on the estate agent or the sourcer if they are fully compliant.
  5. Crime rate in the area.
  6. Rental demand or if it’s a guest house or a SA or a HMO that the market is not saturated.
  7. Finance broker is registered and fully FCA compliant.
  8. Check if the solicitor you are using is on the panel of your chosen lender as many solicitors don’t cover the whole of market lenders.
  9. Check with your finance broker your affordability and if you can meet the criteria of your purchase as many lenders are asking for experience before lending money for investment properties.
  10. Check your SDLT and tax position with your accountant, don’t get caught out with a big surprise tax bill.
